When it comes to negotiating, you want someone specifically working for you - someone who knows the clauses in the contracts, and the minutiae. I know the Standard Offer to Purchase which is used in this state, and I also know the Non-Standard Offers to Purchase, which people sometimes use. It is even more critical to have an experienced agent at this step.
