Home Inspections
Your offer was accepted! Now it is time to visit the property again with a professional home inspector and have any other inspections that need to be done. What a home inspector will do is walk through the property with you, point out things you might have originally missed, and give you tips on maintaining the property once you own it. A home inspector should not give you estimates on repairs. Their job is solely to find any defects in the property and make sure you are aware of them.
On May 1, 2001, an Home Inspector Licensing law took effect in this state. You can no longer get a recommendation for a Home Inspector from an agent unless that agent is working for you as a Buyer Agent.

Or visit the State website to get a copy of the list: http://www.state.ma.us/reg/boards/hi/index.htm.
I have worked with various home inspectors over the years and I have a very SHORT list of those whom I recommend. Obviously, the final decision is yours, but I would hope you would take my advice on this.
